Main nationalities and real estate transactions

British citizens were the foreign buyers who purchased the most homes, with 5,731 property acquisitions, representing 8.1% of total real estate transactions, followed by Moroccans with 5,654 (7.9%) and Germans with 4,756 (6.7%). Rounding out the top 10 are Italians in fourth place with 4,513 homes, Romanians in fifth place with 4,480 properties, Dutch in sixth place with 4,166 homes purchased, the French in seventh place with 3,980 acquisitions, the Belgians in eighth place with 2,908 purchases, the Poles in ninth place with 2,768 acquisitions, and the Chinese in tenth place with 2,575 purchases in the first six months of 2025.

Average price per square metre for foreign purchases

The report indicates that the average price per square metre for properties purchased by foreigners reached €2,417, an annual increase of 7.6%, the highest in the historical series. Non-residents paid the highest prices, with an average of €3,100 per square metre, while Moroccans paid the lowest price, with €747 per square metre, which shows that perhaps the level of properties purchased by Moroccans was in the ratio of the most modest or cheapest properties.

Castile and León (15.2%), Catalonia (12.1%) and the Basque Country (9.2%) also have noteworthy percentages.

Growth in home purchases by Moroccans

The growth in home purchases by Moroccans has been steady since 2011, and the boom grew exponentially after the pandemic. In 2021, only 904 transactions were recorded; fourteen years later, the number exceeds 5,600 in just the first six months of the year.
